One woman took out her purse, grabbed the frog, and stuffed it inside her handbag. The other woman said, “Didn’t you hear him? If you kiss him, he’ll turn into a real estate broker!”
The second woman replied, “Sure, but these days a talking frog is worth more than a real estate broker!”

Get out there and sell him a houseboat.”

Wife Or Mistress
A doctor, a lawyer and a real estate agent were discussing the relative merits of having a wife or a mistress.
The lawyer says: "For sure a mistress is better. If you have a wife and want a divorce, it causes all sorts of legal problems."
The doctor says: "It's better to have a wife because the sense of security lowers your stress and is good for your health."
The real estate agent says: "You're both wrong. It's best to have both so that when the wife thinks you're with the mistress and the mistress thinks you're with your wife -- you free up more time to list, negotiate and sell!

Leasehold Property/ Advantages & Disadvantages

Property management has become an important business with the passage of time. If a common person does not have time to manage his property then there are many property management companies which are providing these services. In UK many people live in flats so flat management is one of the important aspect of property management. Flat management companies basically make easy all aspects related to lease property.

If you are living in flat which is a lease property then you have to consider many things. As in case of a lease property you just have right of ownership of property for a fixed period of time but not have a right to own a land so you must consider many things which are part of contract like time of expiration the lease property, right of way, and access, enforcement and maintenance covenants, rent details etc. When you own a lease property it has advantages as well as disadvantages.

Advantages
  • Leaseholder can enjoy the right of ownership for specified period of time. He has a right for physical structure including roof, walls, and entire piece of a land.
  • Leaseholder saves himself from monthly payment of rent hectic because normally for lease property rent is paid either annually or in lump sum amount.
  • Repairs expensive are normally included in rent amount. So leaseholder does not pay any separate charges for normal repair of water pipes, electric lines, broken drainage, locks and any other parts of the flat.
Disadvantages
  • One of the major disadvantages of lease property is that you can not make any structural changes in flat. As you just have right of ownership for fixed period of time but not own a land so legally you are bound not to make any structural change in the property.
  • As lease agreement covers rent as well as many duties which are enforceable so some time it becomes costly for a leaseholder when he fulfills those duties.

Why Repairing Is Necessary Before Selling a Home?

Repairs before home selling always pay off. Although at initial stage it seems that repairing is just an expense. But after that you realise its importance in selling home quickly and successfully. As competition in real estate market is increasing day by day so little difference like home repairing can make a big difference in successful sale of your home. There are many parts of home which can be repaired. Which part will pay off more after repairing is matter of consideration? You can also take advice from property managing agents that investing on which areas can give you more pay off. But general areas which need repair are given below.

Floor
The first most important thing which needs repairing is floor of your home. If it is hardwood floor and already in good condition then just polish it to give new and attractive look. But if it is old carpeted floor and has worn out then change it. Try to select elegant colour of carpet which can attract buyers. There is no need to choose dark colour carpets like red, yellow etc. These don’t look good.

Kitchen
The second most important thing which needs repair is kitchen. Expensive items of kitchen which need remodelling are cabinets and appliances. If these are in good condition then you can save lot of money. But if these have become old fashioned, outdated, then you have to change them. If over all condition of cabinets is good but just little worn then resurfacing is good and less expensive option. But if their functionality is a problem then you have to replace it entirely. Repair sink if it is leaky.

Ceiling and Walls
These are such an important parts that you can not deny their importance to repair. New paint in a home can totally change the look of your home. These are those parts of home where buyers give most of attention. If roof is leaky or there are cracks repair them to give a good look.

Bathroom
It is also one of the important parts which need repairs. If overall it is in good condition then its fine. Otherwise repairs floor, fixtures and all appliances. Just with a new paints to walls and surfacing the cabinets, you can give totally new look to your bathroom.

Roof and Exterior
Repair roof if it has cracks or tear off. Try to make your exterior good by planting flower, fixing and painting fences, replacing doorknobs and locks etc.

You might be worried because your home is not selling or not receiving the good offer which is according to your need. Real estate agent knows why your home sits too long in the market. There could be lot of mistakes that a seller can make due to which his home’s sale is still in process. Here I am sharing some common mistakes which a seller makes.

Establishing Home Value
It’s often seen that seller does not establish home value correctly. It’s not the money that you set for your home. Infect its price that buyer offer for your home. Setting price for your home is really an art. You have to consider many factors like average price for similar homes, tracking market trends etc. It’s not a hard and fast formula. Infect it’s an educated guess. But you have to make this guess by considering many factors.

Bad Condition of Home
If your home is in bad condition then it could be resistant in fast selling. Many times it has been seen that toys are scattered and dishes are piled in the sink. Moreover many parts of the home require quick repairing before sale. So you have to consider this element also. Staging a home is a good option. It broadens the buyer vision and good for your home sale. But keep in mind don’t spend too much on repairing. There is no need to make new kitchen or bathroom. Make small repairing like coloring the cabinets or windows etc. A real estate agent can give you better advice about this matter whether to repair one room is enough or two.

Hiring Wrong Property Agent
Many times you consult with property management companies for your home sale. You take real estate agent services. It’s good to hire real estate agent because he has much knowledge about market trends, demand, and supply. Moreover he has years of experience in this field. But be careful while hiring a real estate agent. Check his reputation, experience, skills etc before hiring a real estate agent.

Bad Marketing
For selling home marketing is an important function. But there are many marketing mistakes which seller made and as a result there is delay in home sale like bad photographs of home, omitting important details etc. These factors will lead your home sale process slow.

Avoiding these mistakes does not guarantee quick home sale but at least makes your home settlement better in the market and increases chances for success.

Privacy Protection During Home Sale

Privacy is one of the most important factors when it comes to selling your home. Some time buyers discover such type of information about your home that you just astonished. So it’s your first responsibility to protect your home privacy during sale. There are many things which have to keep in mind to ensure your home privacy. I am explaining some of them.

  • In your home there will be cabinets at many places like in kitchen, in bedroom etc. Make it sure that there will be no documents in these cabinets. Normally buyers open these cabinets just to check the condition, depth, or construction of these cabinets and find your most important documents which you will not intend anyone to see.
  • Many people hang photos on the wall like wedding photos, birthday photos or your family event photos. Make it sure that you had remove these photos before showing your home to buyers. These  photos show your culture . May be buyer belong to some  other religion and would not like this. Similarly remove your professional photos if any. Some buyers are prejudice towards certain profession and may be they will not buy home from lawyer or like similar type of other profession, due to their any personal reason. So to avoid such type of things remove all your photos from the wall of your home.
  • Many people have their diplomas on the wall. These records show age or other closets of seller which are not necessary to show to buyers. People are biased and may have different beliefs. Never give them any point of disagreement.
  • Many sellers commit mistakes that they leave their print mails openly as a result buyer can notice lot of things. He can tell you about your delay mortgage payment or about some contract etc. So it’s your responsibility do not leave any thing for buyer notice.
  • Don’t show any things which show your nature like which type of music or actors and actress you like. Different people have different beliefs. Don’t give any point to buyer which will have negative impact on your sale. Similarly don’t hang your clothes to show you are homosexual or heterosexual. It will have bad impact.
  • Some time you are seller of your home. But many times you avail services of property management companies. These play role of intermediately between you and buyer. Of course they need some information like your name, home address, email and other data. Make it sure prior to deal that giving them these information is safe for you. Check reputation of real estate agent who is dealing with you.
Before you put your home for sale make it sure drawers are empty. There are no photos, diplomas or any other aircraft on your home wall. If any thing is speaks about you, this is wrong thing for you. So do preparation before sale to avoid any thing like that.
