Setting price for your home is really an art. You have to consider many factors like average price for similar homes, tracking market trends etc. It’s not a hard and fast formula. Privacy Protection During Home Sale

Privacy is one of the most important factors when it comes to selling your home. Some time buyers discover such type of information about your home that you just astonished. So it’s your first responsibility to protect your home privacy during sale. There are many things which have to keep in mind to ensure your home privacy. I am explaining some of them. 


  • In your home there will be cabinets at many places like in kitchen, in bedroom etc. Make it sure that there will be no documents in these cabinets. Normally buyers open these cabinets just to check the condition, depth, or construction of these cabinets and find your most important documents which you will not intend anyone to see.
  • Many people hang photos on the wall like wedding photos, birthday photos or your family event photos. Make it sure that you had remove these photos before showing your home to buyers. These  photos show your culture . May be buyer belong to some  other religion and would not like this. Similarly remove your professional photos if any. Some buyers are prejudice towards certain profession and may be they will not buy home from lawyer or like similar type of other profession, due to their any personal reason. So to avoid such type of things remove all your photos from the wall of your home.
  • Many people have their diplomas on the wall. These records show age or other closets of seller which are not necessary to show to buyers. People are biased and may have different beliefs. Never give them any point of disagreement.
  • Many sellers commit mistakes that they leave their print mails openly as a result buyer can notice lot of things. He can tell you about your delay mortgage payment or about some contract etc. So it’s your responsibility do not leave any thing for buyer notice.
  • Don’t show any things which show your nature like which type of music or actors and actress you like. Different people have different beliefs.  Although you are not plumber, you should know that what are the causes of such situation?
Low Water pressure problem can even cease water in tap permanently if not solved urgently.


Two kinds of water pressure problems you may experience:

Single Fixture Low Water Pressure:
This is a condition of Water problem at only single fixture. This is easy to solve.

Whole House Low Water Pressure:
The problem can even occur to whole house water pressure. The reasons might be low municipal water pressure or a valve partially closed.

There is a valve in every home to open or close the water flow. The valves can be of two types as shown in the figure.  If you are experiencing low water pressure you are required to first check these valves. Check if the valve is not fully opened. In old home you may see many different valves.

You may find PRV in some homes. There may be back flow preventer also.  PRV regulated the pressure of water coming in home. It has a disk and springs installed into it. When these get fails or start to fail, you will see the water pressure changes. If you are going to replace or check it first closes the main valve.

Piping issue:

Sometimes due to old piping, the pipes get close due to the corrosion and meral buildup. This is one of the serious issues and need to replace the whole pipe.
So this is an expensive issue to solve.

How Can You Get Real Estate License?

For a real estate business to get real estate license is very important factor. So any one who is interested in this business should have the knowledge, how to get real estate license. 


Every state has different procedure to get real estate license but some of the common factors are minimum age, qualification, experience, test, exam, application, and fee details etc. Every state has different rules and laws regarding real estate license. So to get real estate license you need to be familiar with particular laws and rules of that area. Some states offer more than one type of real estate license so you must know what your state is offering?


Requirements
  • Minimum age should be 18 years.

Cockroaches are most common problem in your homes. They don’t care whether your house is brand new or old one. They are found where food and water is available for them. Preventive Measures

  • Keep food items in tight vessels. Don’t leave any food item lying outside because open food  attract cockroaches more.
  • Fill in all types of holes in pipes, walls, cupboards because these may become inhabitant of cockroaches.
  • Keep sugar, cereals in air tight container.
  • Don’t leave used utensils at night. Wash them before going to bed.
  • Remove standing water around sink, tabs etc, because these are the most attractive places for cockroaches.

  • Clean kitchen especially shelves after every meal.

Renting a Home...Pros and Cons

Renting a home could be an option along with its selling. There are many reasons due to which renting a home can be a good option. If you are moving some where for short period of time like for your studies or for any short term project then many people consider renting is a good option instead of selling their home. Similarly if property prices are going down and you are not receiving a reasonable price then its better to rent out your home and wait until market prices would get better.

Pros:
  • Normally property value is increasing with the passage of time. If you rent out your home then it’s going to appreciate. So in future you can receive better cash flows.
  • Due to the mortgage and interest payments, landlord can gain tax benefits.
  • Renting out your home is also a source of income. As you move out, your home is not vacant. So instead of keeping it vacant, you can earn income by renting out your home.
  • When you rent out your home then you meet with many people. So your social network increases.
Cons:
  • As you rent out your property, there is probability that tenants may damage it.
  • If your landlord is a bad person then he can cause a lot of trouble for you like interfering in your privacy at any time etc.
  • Repairing of home can be a headache if tenants call you at unusual times. Suppose if tenant calls you on Sunday at 7.00 am that toilet pipe has burst then it would be difficult to repair at this time. So when you rent out a home then to manage repairing can be a difficult process.

Pricing is one of the most important factors when you decide to sell your home. You can not set too much high price because within few days buyers will lose interest. Pricing too low may also harm you by having multiple options. So here are few options that should be kept in mind while pricing a home for sale. 

  • Look all similar homes in your neighborhoods or near by areas. Look prices of all those homes that have been sold a few months ago. This will give you a comparison price.

  • Compare homes of similar ages. Suppose one neighbor had built house in 1980 and you built home in 1995, then this comparison will be foolish because market values of property are volatile and for same home the price will be different in 1980 and 1995.  

  • You have to assess the area of your home. Prices of homes in different areas are different. In some commercial areas, there are high prices of homes as compared to non commercial areas.
